They're also 100+ years of plumbing history โ and that comes with real challenges that most homeowners don't fully understand until something fails.

What "original plumbing" actually means in a Richmond historic home
The phrase means different things depending on your home's age:
Pre-1930 homes: lead and galvanized steel
The oldest homes in Richmond โ particularly in Church Hill, Jackson Ward, and parts of the Fan โ were plumbed with lead supply pipes and cast iron drains. Lead pipe was the standard until the early 20th century; it's soft, malleable, and easy to work with, which is why it was used so widely. The EPA banned lead in plumbing in 1986, but that only covered new installation โ if your home was built before 1930, you may still have a lead service line connecting to the city main, lead branch lines inside the walls, or lead solder on copper joints installed pre-1986.
By the 1920sโ1940s, galvanized steel began replacing lead for most supply lines. Galvanized steel pipes are coated with zinc to resist corrosion โ but that coating wears down over decades, and the steel beneath corrodes from the inside out. In Richmond's humid climate, this process is accelerated. Old galvanized pipe is characterized by: reduced water pressure (as internal corrosion narrows the pipe bore), brownish or reddish discoloration when you first run hot water, and eventually pinhole leaks or complete failures.
1940sโ1960s homes: early copper and cast iron
Mid-century Richmond homes โ particularly in Northside, Highland Park, and the early Henrico suburbs โ were typically plumbed with copper supply lines and cast iron drain lines. Copper has an excellent track record in Richmond's conditions. Well-installed copper supply lines from the 1950s and 1960s often remain in excellent condition today, though solder joints from this era may contain lead and worth checking if you have young children.
Cast iron drain pipes are incredibly durable โ many 70-year-old cast iron systems in Richmond are functioning without issues. However, older cast iron can develop rust, cracks, and joint failures, particularly in vertical stacks where water hammering over decades takes a toll.
Clay sewer lines: the hidden challenge
This deserves its own discussion because it affects virtually every pre-1960 Richmond home. Until the 1960s, sewer lines were almost universally made from clay tile โ sections of fired clay pipe joined end-to-end and sealed with oakum (hemp fiber) and lead. Clay tile performs reasonably well when it's new and properly bedded. After 60+ years, however, the joints can separate, the pipe can crack from ground movement, and most critically for Richmond: tree roots find their way in.
Richmond has one of the finest urban tree canopies of any American city โ the city takes its tree cover seriously and it's a genuine quality-of-life asset. Those roots, however, are constantly seeking moisture, and old clay sewer joints are exactly what they find. A root ball inside a sewer line is the most common cause of recurring drain blockages in Richmond's older neighborhoods, and it won't be resolved by snaking alone.
Fan District and Church Hill owners: If you have recurring slow drains or backups, particularly affecting multiple fixtures simultaneously, the most likely cause is a clay sewer line with root intrusion. A camera inspection ($150โ250) will definitively identify the problem and help you make an informed decision about repair, lining, or replacement.
Warning signs that your historic home's plumbing needs attention

- Hot water has a brownish or metallic tinge when first turned on

Lead pipe: what to do if you have it
Lead in plumbing is a genuine health concern, particularly for children under 6 and pregnant women. If you suspect lead pipes, have your water tested โ the City of Richmond Department of Public Utilities offers free lead testing for city water. If lead is found at levels above 15 ppb, immediate action is warranted.
Options range from point-of-use filters (NSF 53 certified) as an immediate measure to full lead service line replacement.
